Still Bargains To Be Found

New analysis reveals 43 Australian suburbs where you can still purchase a house or unit for under $400,000, presenting opportunities for both first-time buyers and investors.

The Northern Territory leads with 22 affordable suburbs, including Berrimah and Lee Point, where median house prices are below the $400,000 mark.

In addition, 20 unit markets across the region, including Darwin CBD, also meet this threshold.

Hotspotting’s Autumn 2025 Price Predictor Index suggests Darwin will remain a strong performer, with rising sales activity and solid projections for 2025.

Meanwhile, in Melbourne, eight suburbs, all within the unit market, feature low median prices, including Albion at just $281,000, around 37km from the CBD.

In Adelaide, Elizabeth Vale (30km from the CBD) stands out with a median unit price of $315,000, while Sydney has three suburbs under the $400,000 mark, including Normanhurst and Vineyard.

The ACT and Hobart each have one suburb under $400,000, namely Lyons and Gagebrook.

REA Group economist Anne Flaherty notes that the number of affordable suburbs is rapidly decreasing, driven by increased demand in metro areas.

With price rises expected, buyers looking for affordable property should act quickly, as these opportunities may soon be unavailable.
